Senior Downsizing

Your home, your timeline, your choice

Your home holds years of memories, and deciding what comes next can feel like a lot. Maybe the house has become too big to keep up with, the stairs are harder than they used to be, or you simply want an easier lifestyle or to live closer to your children.

We believe this decision should be made on your terms. When you plan ahead, the choice stays in your hands instead of being made for you after a fall or a health change. But most people do not plan ahead, and that is okay. If a move needs to happen sooner than expected, we will help you and your family through that transition too, one step at a time.

Tom and Tonya both hold the SRES® (Seniors Real Estate Specialist) designation. We work at your pace and let you come to decisions in your own time.

We help seniors and their families in Peachtree City, Fayetteville, Tyrone, Newnan, Senoia, Sharpsburg, and throughout the greater Atlanta area.

How we help you downsize

1. We start with what you want

Before we talk about the house, we talk about you: what you need, what you want, and your goals for this next chapter. Some people are ready to move now. Others want a plan in place for later. Both are good places to start.

2. We walk you through all of your options

There is no one right answer. Depending on your needs, you might:

  • Sell and move into a smaller home, such as a one-story house
  • Move into a 55+ community
  • Move into an independent living apartment for seniors
  • Move into a retirement community, with independent or assisted living
  • Move in with family, or closer to your children
  • Rent instead of buy

If you are buying your next home, we can help with that too. If you are moving out of the area to be closer to family, we can recommend a trusted agent where you are going.

3. We help with a lifetime of treasures

For many people, the hardest part of downsizing is not the house. It is deciding what to do with everything collected over the years. We can bring in senior move managers to help you sort, pack, and settle into your new home, along with estate sale companies, donation pickups, and movers. As you go through your treasures, photos can be taken and memory books created, so the stories stay with you even when the items do not.

4. We plan the timing

You have the same options as any seller: selling first, buying first, a bridge loan, or a contingent offer. If your home needs work before it sells and you would rather not live through repairs, you might move into a retirement community first, then fix up and sell the house.

A reverse mortgage may also be an option, either to help you buy your next home or to make updates if you decide to stay where you are. A trusted lender can tell you whether it fits your situation, and we are happy to connect you with one.

5. We get the house ready, your way

Whether to sell as-is or make updates depends on your needs, wants, and goals. If updates make sense, we can bring in people for light repairs and touch-ups. Learn more about how we sell homes.

6. We keep your family in the loop

Many of our calls come from adult children, and some of them live out of town. With your permission, we keep everyone informed so the whole family is on the same page, while you stay in charge of your own decisions.

Planning ahead protects your choices

The best time to plan a move is before you need to. If something unexpected happens, such as a fall or a health change, a plan you have already made lets you stay in control of where you live and how you get there.

Even if you are not ready to move, a conversation now gives you options later. We are happy to sit down with you, and your family if you like, and talk through what a future move could look like.

Helping a parent downsize?

Many of our calls come from adult children who are worried about a parent, often from out of town. We know it can be a hard conversation to start. We are happy to talk with you first, help you understand the options, and then meet with your parent at a pace that feels right to them.

Our goal is to keep your parent at the center of the decision. When seniors feel heard and in control, the move tends to go more smoothly for the whole family.

Questions seniors and families ask us

When is the right time to downsize?

Usually when the house no longer fits your life: it is too big to keep up with, there are too many stairs, or you want to be closer to family. The best time to plan is before a move becomes urgent, so you can decide on your own timeline.

What are my options besides buying a smaller home?

You might move into a 55+ community, an independent living apartment, or a retirement community with independent or assisted living. Some people move in with family or choose to rent. We will walk you through what fits your needs.

How do I deal with everything we have collected?

You do not have to do it alone. Senior move managers, estate sale companies, donation pickups, and movers can help you sort, pack, and settle in. Taking photos and creating memory books can make letting go a little easier.

Can I buy my next home before I sell this one?

Often, yes. Options include a bridge loan, buying before you sell, or a contingent offer. Some people move into a retirement community first, then prepare and sell the house. A lender can help you see which option fits your finances.

Do I have to fix up my house before I sell?

Not necessarily. Some homes sell well as-is, and others benefit from light updates. It depends on your needs, wants, and goals, and we will help you decide.

What areas do you help seniors in?

We help seniors and their families in Peachtree City, Fayetteville, Tyrone, Newnan, Senoia, and Sharpsburg, and we can sell your home anywhere in the greater Atlanta area. If you are moving out of the area to be closer to family, we can connect you with a trusted agent where you are going.

Can my adult children be involved?

Absolutely, wherever they live. With your permission, we keep your family informed so everyone is on the same page, and you stay in charge of the decisions.
